Buying land is often the biggest purchase of a lifetime, and the paperwork is where most mistakes happen. Before you pay a single rupee as advance, insist on seeing these five documents.
1. Registry (Sale Deed) chain
Trace how the land changed hands for at least the last 30 years. Every link in the chain must be a registered deed.
2. Khatiyan
The khatiyan tells you who the recorded owner is in government revenue records. The seller's name (or their inherited right) must appear here.
3. Mutation (Dakhil-Kharij)
Registry alone is not enough — mutation updates the revenue record in the buyer's name. Check the current mutation status.
4. Current rent receipt (Lagaan)
An up-to-date lagaan receipt shows the owner is actively paying land revenue — a good sign of an undisputed holding.
5. Encumbrance / loan check
Confirm the plot is not mortgaged with any bank and no court case is pending on it.
